2025 Budget

Dear Silvertree Community,

We’re pleased to share the 2025 budget overview and updates. There will be no increase in assessments (dues) for the 2025 year. Below are some key adjustments and allocations aimed at responsibly managing our funds while prioritizing community needs:

Key Budget Changes for 2025

Legal Fees: Reduced from $10,000 in 2024 to $5,000. As we conclude payments on our existing legal matters this year, the $5,000 allocated for 2025 will cover any additional attorney resources and ongoing work on amending documents.

Grounds Maintenance: Increased funding to support necessary tree mitigation projects planned for 2025, ensuring our common areas remain safe and well-maintained.

Landscaping & Irrigation: We’ve consolidated Irrigation Repair and Replacement under the Landscaping line to simplify expenses. Miscellaneous Exterior Maintenance is now also merged under General Repairs and Maintenance to cover items such as street sign repairs.

Trash Removal: This cost has increased by approximately $2,000 due to rising service rates, ensuring uninterrupted, reliable trash removal for the community.

Reserve Contribution: We’re excited to allocate $20,000 toward our reserves, in alignment with our reserve study recommendations. This contribution strengthens our reserve fund without requiring a dues increase or special assessments.
